representation for you. We will only charge for services rendered, and

Office Operations
Office Operations: From our New Offices, the administrative,
bookkeeping and reservations staff has a comprehensive handle on your
homes daily status. Each reservation is acknowledged through our offices
and planned in conjunction with the administrative and bookkeeping departments.
No guests will ever be checked into your home without first paying in
full! Where other companies will gladly let you finance them by not
collecting monies in advance, Paradise Vacation Property Management
will not make exception in this; we work for the homeowner.
Any unplanned items in the care of your home will be pre-approved by
you. We are not in the habit of spending others monies without their
permission, and will not take advantage of your absence by wantonly
spending your escrow monies. Items greater then $300 will not be completed
unless pre-approved by you unless it is an emergency matter. It is our
policy to have a completed maintenance card by our homeowners showing
them exact costs and scheduled duties completed when you choose Paradise
Vacation Property Management, and this maintenance schedule will include
some pre-approved items at regular intervals throughout the year.
Your regular statement will be generated monthly if by email and online.
All clients will have the ability to download their financials in PDF
format from our email each month. You will need to down load the readily
available free Adobe® Acrobat reader, normally already on your hard
drive, if you wish to use this free online service through our offices.
Your booking schedule will be made available to you online through an
online calendar system. We will supply you with the hidden URL to view
your scheduled bookings online at your convenience. We attempt to keep
this calendar as up to date as possible. Should you be planning a booking,
please call or email the offices to verify availability and our staff
will gladly and courteously attend to your request.
Physical Property Services
Physical Property Services: Our physical Property Team
has the ability to oversee and maintain your home to the highest standards.
On staff and available at all times are full time carpet cleaning and
maintenance repair services, a licensed Certified Pool Operator for
care, maintenance, and repairs, as well expertise in most of the major
trades. At our immediate disposal are some of the finest workmen in
the region to assure that your home receives the care you and your property
deserve. Paradise Vacation Property Management has available 24 hour
HVAC mechanics, electrical and plumbing services, bonded locksmith,
as well as emergency construction services. We may not need these crafts
all the time for your home, but should any emergent situation arise,
we have your interest protected.
Our housekeeping department is always available, and has been highly
trained by owners of recognized international hotels. Our homes must
be cleaned to the highest standards for you and your guests. Included
in each clean are: all rooms, all linens, and all average height surfaces.
"Spring Cleaning" services including interior and exterior
windows, ceiling fans, HVAC vents, carpet cleanings, and other specialty
cleaning services will be completed on a quarterly basis. Housekeeping
services are also on 24 hour call should any special circumstances arise
requiring quick response. We see excellence in housekeeping as a primary
responsibility in completing our promise to each homeowner for the highest
possible quality care in their home.
Landscaping and Pool service are completed by the finest professionals
available. Our pool services include a complete servicing of your pool,
decks, and pool mechanical equipment. Where other companies simply play
with your water, maybe clean your filter monthly, and go on to the next
home, Paradise Vacation Property Management pledges to clean your filter
each week, completely test and balance your chemical levels weekly,
completely power clean the pool deck and furniture each week, AND completely
clean down the screened enclosure each week. Our goal is to keep your
entire area in top mechanical condition and optimum cleanliness.
Landscaping services are not limited to a quick, cheap lawn cutting,
and off to the next home. Our landscaping staff will be completing regular
inspections of your sprinkler systems assuring that the settings are
within the county ordinances and in top operating condition. Quarterly
mulching and fertilization is included in our Gold Level service at
$15 per quarter. Each week your trees, hedges, and bushes will be trimmed
and kept in neat order. Our goal through excellence in landscaping is
make your guests first impression of your home one of welcome cleanliness
and care.
Rates And Costs
Start up costs
Every home that comes on with Paradise Vacation Property Management
must be taken up to complete compliance with local and county codes
applicable for short-term rental. We do this to protect you, the homeowner,
from any interruptions in rentals or management from out of compliance
rental properties. The standard set up cost for a home is $600 for up
to five bedroom homes, $750 for 6 bedroom and larger, and includes all
of the following;
* Compliant pool and home signage
* Dated and tagged fire extinguisher, with appropriate signage
* Code compliant alarms on all doors and windows exiting to pool area
* Locking cover on interior HVAC thermostat
* Specially programmed telephone system
* Locking thermostat cover on pool heater
* mastered padlock on pool and HVAC exterior equipment
* Personalized home usage manual in loose leaf binder
* Re-keying all exterior swinging doors
* Installation of exterior lock box for client late check ins
When an existing property is added to our client list additional items
could also apply such as carpet cleans, additional repairs or replacement
items, and maid services. These items will be performed at an additional
cost above the standard set up costs. Licensing of your home is an additional
cost for new homes or expired licenses.
Also required with each brand new home is the start up of all utilities
for your homes operation. This can include any combination of the following;
* Electrical Utilities
* Natural Gas Utilities
* County/City Water Services
* Cable Television
* Telephone
* Security Alarm services
Paradise Vacation Property Management collects a deposit amount to offset
the start up deposits required by utilities to connect your utilities,
and still leave a minimum $1000 balance available in your escrow for
your first month's expenses. All monies are first deposited to your
escrow account, and every dollar used to implement your set up and start
up is accounted for in full for you in your first statement. Start up
deposits do not include county licensing fees.
Estimated Operating Costs
If you own your own home already you know that every
house has ongoing expenses to keep it well maintained and operating
smoothly. The following are a comprehensive listing of costs for the
average home. We know not every item will apply to every homeowner,
but in the interest of complete disclosure we like our homeowners to
know everything in advance.
Static Management Company Operating Costs
Monthly Management fee: Each homeowner pays a monthly management fee
which covers the costs for the following: Pre-arrival inspections, Post
departure inspections, operating costs for reservations department,
accounting costs for bi-monthly printed statements and monthly PDF statements,
all bookkeeping and utilities payment expenses, monthly maintenance
inspection visit
Monthly Management Fee $115
Pool Service: Our pool services are not based on the averaged companies
subcontracted companies. Paradise Vacation Property Management owns
our own services, and keeps a licensed CPO on staff for the optimum
in pool operating safety and quality. Every week our personnel will
not only check your chemical levels and vacuum your pool, but also clean
your pool filter, fully inspect your pumps and equipment for proper
operation and leaks, completely clean your pool deck. Any and all additional
repairs are only completed with an estimated cost and your permission
Monthly Pool Service $95.00
Landscaping Services: Our landscaping team will visit your home every
week, 52 times per year. Not only will your lawn be cut to exacting
precision, but weekly our team will weed your flower beds, trim your
hedges and bushes, cut back lawn edging, and completely power blow all
cuttings from your walks and drive. Paradise Vacation Property Management
takes great pride in the exterior appearance of homes left in our care,
and we will assure excellence in the care taking of your property.
Monthly Landscaping Services $90
Pest Control Services: Florida is notorious for the ability to grow
green things and crawling things. Our pest control services will keep
those pests from encroaching into your home. Also included is complete
interior and exterior pest control services. Paradise Vacation Property
Management assures that you are protected from Florida's vast insect
and pest population
Monthly Pest Control $45
